01 · Vision

A heritage-led quarter, written in stone.

Verona is conceived as a continuation of old-town Tivat — not a departure from it. Low-rise architecture in warm natural stone is woven into the existing urban grain, ordered around a central plaza and a sequence of intimate courtyards, gardens and an arboretum that opens to the waterfront.

02 · The Place

Boka Bay, the Adriatic light.

Tivat sits on the inner reach of the Bay of Kotor — a sheltered fjord of the Adriatic ringed by limestone mountains. Here the water is still, the air carries cypress and salt, and the light softens through long Mediterranean afternoons. Verona unfolds at the meeting point of the old town and the bay.

03 · Heritage

Palata Verona, preserved.

The historic Palata Verona — a protected cultural monument (spomenik kulture) — and its Mediterranean heritage garden remain exactly as they are. The new architecture is composed around them, in quiet deference. No alterations, no additions, no façades.

Stone volumes step gently across the site. Primary entrances open onto landscape, vehicles are guided to the edges, and pedestrian flows weave between courtyards. Protected view corridors open toward Župa and the hills beyond.
